Background and challenges

We were recently contacted by Mr and Mrs Cripps to help them fulfil their dream of buying a new property with a mortgage. Like many homebuyers, the couple had some reservations about the current economic climate and affordability.

When their ideal home came onto the market, Mr and Mrs Cripps decided that it was too good an opportunity to miss and were recommended to us by their friend, who we had helped in the past. They booked a consultation with one of our Nottingham-based mortgage brokers to explore their options.

Our experienced mortgage adviser, Ama Singh, discussed their current situation and gathered all of the relevant information.

The clients expressed that they needed to make sure that they would be able to comfortably afford to buy the home but also wanted to ensure they didn’t miss out on the property, so they required a fast and efficient service.

Tailored solution

To ensure that there were no unnecessary delays or complications with getting the mortgage approved, Ama worked through all the key eligibility criteria with Mr and Mrs Cripps.

This involved performing an affordability calculation based on the property purchase price, income details provided and existing outgoings. The couple were unsure how long a term they wanted to take the mortgage over, so Ama explained the different scenarios and financial permutations.

He also went through the different mortgage types, such as fixed, variable and tracker, and how each could impact them both now and in the future. Mr and Mrs Cripps preferred to make consistent payments so they knew how much to budget each month, so they decided a fixed term mortgage would be most suitable for them.

Over the next few days, Mr and Mrs Cripps gathered all of the documentation that the Case Management Team had requested, including:

  • ID
  • Bank statements 
  • Proof of address
  • 3 months of payslips
  • Proof of deposit

In the meantime, Ama was busy progressing the application, completing credit checks and assessing the current mortgage product market for deals with good rates based on the Loan to Value ratio of the clients and income details.

The clients swiftly returned the required documents to the Case Management Team and  we were able to quickly identify the most affordable mortgage deals that matched their eligibility criteria.

Outcome

Ama was able to find a mortgage deal with NatWest for the required loan amount that was affordable for the clients. The Case Management Team then swiftly progressed through the next steps. This included providing support with arranging the mortgage lender’s property valuation to ensure that the mortgage could be approved and working closely with the clients’ conveyancer to ensure that the property purchase went through smoothly.

With all of the documentation ready to provide to the lenders, the application process was quickly completed and approved. A completion date was agreed between both parties.

Mr and Mrs Cripps got the keys to their new home and are now settled in. They took the time to thank Ama for his friendly and knowledgeable support throughout the process.

They were particularly happy that we were able to save them money on their mortgage deal, as the products they had been looking at before contacting us had higher interest rates and fees.
